Job Title: Land Acquisition Specialist
Designation: AGM/DGM level (10-20 Years of Experience)
Location: Head office in Surat & Frequent travel as per business requirement
Job Summary:
This role requires a combination of Land Acquisition/ROW expertise with project management skills, and a deep understanding of Solar/Wind/Transmission line/Substation project development. The specialist is responsible for site selection, negotiations, due diligence, and ensuring the successful acquisition of land for solar power Solar/Wind/Transmission line/Substation project development.
Key Responsibilities:
1. Site Identification:
- Research potential land parcels for Solar/Wind/Transmission line/Substation project development, considering factors such as location, access to sunlight, topography, and legal requirements.
- Collaborate with internal teams and stakeholders to define the specific land requirements for projects.
2. Due Diligence:
- Conduct thorough due diligence on identified land parcels, including legal, environmental, and technical assessments.
- Evaluate the suitability of land for projects, assessing factors like soil quality, water availability, and site accessibility.
3. Negotiation:
- Negotiate land purchase agreements with landowners or property representatives, considering lease or purchase options.
- Secure the best terms and conditions for land acquisition, while also ensuring compliance with all regulatory and legal requirements.
4. Regulatory Compliance:
- Stay informed about local, state, and federal regulations pertaining to solar energy projects.
- Ensure that all land acquisition activities are compliant with applicable laws and regulations.
- Responsible for all sanctions, nocs and required approvals for all the projects and guide the team to get all such approvals as per the defined timelines of projects.
- Responsible for the environmental clearance certificates and related compliance of all the projects.
- Responsible for all the revenue related matters of all the projects.
- Responsible for maintaining healthy relationship with all the senior government officials & local influencers pertaining to Land & all kind of ROW clearances for projects.
5. Stakeholder Management:
- Collaborate with internal teams, including engineers, project managers, and legal experts, to coordinate land acquisition efforts.
- Build and maintain relationships with landowners, local authorities, and community stakeholders.
6. Financial Analysis:
- Assist in financial analysis related to land acquisition, including cost estimation, return on investment calculations, and budget management.
7. Project Planning:
- Contribute to project planning by providing insights on land acquisition timelines, potential risks, and mitigation strategies.
- Assist in project scheduling to ensure timely land acquisition.
8. Reporting:
- Maintain detailed records of all land acquisition activities, agreements, and documents.
- Prepare regular progress reports for project management and stakeholders.
9. Team Building:
- Team building for applications, drafting, local/outside coordination.
- Training & motivation for the team for efficient & fast task closures.
Qualifications:
- Bachelor's degree, A master's degree is a plus.
- Proven experience in land acquisition, real estate, or project development, with a focus on solar/wind energy projects.
- Strong negotiation and communication skills.
- Understanding of legal and regulatory aspects of land acquisition.
- Proficiency in project management software and tools.
- Knowledge of solar energy systems and their requirements.
- Ability to conduct site assessments and due diligence activities.
- Strong analytical and financial modeling skills.
- Excellent organizational and problem-solving abilities.
- Willingness to travel as needed to assess potential land parcels.
