Job Description: Technical Manager

About the Company:

Over the last decade, we have scaled efficiently, managing over 100 million square feet of assets, with over 16000 employees, pan India. SILA provides Facility Management, Project Management/Advisory and

General Contracting services to various sectors. We have a diverse client base of large Corporates, Real

Estate funds, Landowners and Developers. In 2019, SILA ventured into Real Estate development, with a

Mumbai Metropolitan Region (MMR) focus. The Brownfield development strategy is to align with

NBFCs/Funds and provide solutions on stressed situations within their portfolios. SILA’s development arm is currently constructing over 500,000 square feet of Real Estate. In March 2022, SILA received approvals to launch a Real Estate fund. Leveraging our experience gained across services and projects, we plan to partner with developers providing them growth capital and relevant operating support. Norwest Venture

Partners and Samara Capital Group have invested in the Services and Development businesses, respectively.

The organization is not hierarchical, even though we do have designations for each role, we expect everyone to roll up their sleeves if and when required and get the work done.

Job Description:

Property Operations

  • Overseeing the daily activities of each division – Technical, HK, Admin, Security etc.
  • Devising Standard Operating Procedures for the key activities at the site.
  • Regular monitoring of the daily Checklists/logbooks through the QR Code – Dashboard.
  • Conducting periodic inspections at the site to determine if the services are adequate and efficient.
  • Regular reviews of safety and security equipment and procedures.
  • Implementation of maintenance schedules for Technical, Security, etc. – conducting periodic inspections.
  • Prepare and ensure adherence of planned preventive maintenance schedules for all critical equipment.
  • Vendor Management – (a) driving the vendor selection process and AMC negotiations with OEMs for all equipment installed at the site.

(b) Maintaining Vendor performance scorecard.

(c) Conducting periodical review meetings with all vendors.

(d) Oversee all AMC related activities at the site, ensure that all AMC vendors execute maintenance work as set out in their schedules.

(e) Conduct critical spare audit for all vendors to make sure they are maintaining the inventory at their end as a part of the AMC SLA.

(f) Statutory compliance checks.

  • Guide the team to improve overall technical infrastructure, equipment health, and implement multiple initiatives in the area of energy conservation and sustainability.
  • Implementation of Environment, Health and Safety practices at the site in accordance to the defined standards and guidelines - Monitoring it by conducting regular audits/drills.
  • Cost optimization at the site by implementing best practices and utilization of resources/equipment in the most optimum and energy efficient manner.
  • Regular upgradation of knowledge for the team by organizing different training programs in collaboration with the SILA - training team as well as the vendors.
  • SILA Connect – updation of attendance on the tool on a daily basis for smooth billing and payroll process.
  • Monthly reporting on all facility operations – preparation of a monthly management report or any additional report as required by the client.

Reporting

  • Prepare Daily progress reports, monthly management reports and any additional report as required by the management or the client.
  • Ensuring that the attendance is being punched-in regularly on the SILA Connect application.
  • Referring to SILA Connect – Peakscale reports to ensure closure of any open points with regards to the site.
  • POC for sharing the attendance, ensuring that the bills are timely raised and regular payment follow-ups are being done with the client.
  • POC for any issues/queries with regards to the wages of the staff.

Qualifications needed:

Graduate OR Equivalent in similar discipline

Operations Manager - Technical

Job Type: Full-time

Salary: ₹55,000.00 - ₹65,000.00 per month
