LEASING MANAGER


Retail Brand On-boarding:
- Identify and on-board retail brands across different categories to expand the portfolio.
- Develop a comprehensive understanding of the target market and its requirements for each brand category.
- Conduct market research to identify fast-expanding brands and upcoming locations for potential brand partnerships.
- Build relationships with brand representatives and conduct negotiations to secure lease agreements.
Market Analysis and Location Assessment:
- Conduct market analysis to identify market trends, consumer preferences, and competitor activities.
- Identify upcoming locations and assess their potential for brand expansion.
- Analyze market demand and demographic factors to align brand requirements with suitable properties.
- Provide market insights and recommendations to clients and internal teams.
Relationship Management with Brands:
- Foster strong relationships with existing retail brands, ensuring their satisfaction and retention.
- Regularly engage with brands to understand their space requirements, expansion plans, and business needs.
- Collaborate with the leasing team to address brand concerns, negotiate lease renewals, and resolve issues.
- Provide ongoing support to brands, addressing their operational requirements and concerns.
Property Search and Space Allocation:
- Collaborate with the leasing team to explore properties that meet the requirements of retail brands.
- Conduct property visits and assess their suitability for various brands' needs.
- Coordinate with property owners/builders to negotiate lease terms, rental agreements, and incentives for brands.
- Ensure smooth transition and allocation of space to brands, facilitating the necessary paperwork and legal formalities.
Geography Expansion:
- Develop and execute strategies for geographic expansion based on market analysis and brand requirements.
- Identify and target potential new markets for brand penetration and expansion.
- Collaborate with the sales and marketing team to promote properties and attract brands to new locations.
- Monitor and track the progress of brand expansion initiatives in different geographical areas.
Top Brand Onboarding:
- Identify and onboard top brands from each retail segment, aiming to enhance the portfolio's reputation and market position.
- Build relationships with key decision-makers and brand representatives of top brands.
- Conduct targeted marketing and promotional activities to attract top brands to the portfolio.
- Collaborate with internal teams to provide customized solutions and offerings to top brands.
Relationship Management with Property Owners/Builders:
- Maintain strong relationships with property owners and builders to secure preferred access to available spaces.
- Collaborate with property owners/builders to understand their offerings, project timelines, and available properties.
- Negotiate favorable terms and conditions for lease agreements on behalf of retail brands.
- Facilitate open communication and timely resolutions of any issues or concerns raised by property owners/builders.
Brokerage Confirmation:
- Number of Brands Added on a Monthly Basis
- Number of Transactions Done on a Monthly Basis
- Occupancy and Lease Renewal Rates
- Client Satisfaction
- Market Share Growth
- Time-to-Lease
- Number of Proposals Submitted to Brands
- Number of Site Visits
